One way of making sure that you have the best shot at securing your dream home is getting preapproved for your purchase. Many sellers today are looking to make a deal, but they don’t want to waste time. Sellers want to know that they are negotiating with someone who can afford the property. Most lenders and finance companies today will work with you and pre-qualify clients for their purchase. Not only does this help move the negotiations along, but it also gives you and the seller the good idea of what you can afford, so that you don’t live beyond your means.

Usually when buying a home, many purchasers forget about the additional costs above the purchase price. These are miscellaneous fees, above the down payment, charged by those involved with the home sale. Depending on whether you are the seller or the buyer the costs will vary (such as your lender for processing the loan, the title company for handling the paperwork, a land surveyor, local government offices for recording the deed, taxes etc.). The rule of thumb for closing costs is usually about 2-5% of the purchase price. Your lender will give you an estimated closing costs called the “Good Faith Estimate”. Be sure to review these costs and understand them. On the day of closing you will also receive a HUD which outlines the final cost and details of the purchase.
